What is a TAPU?
A title deed, or "tapu," is an official document proving ownership rights to a property. In Turkey, the tapu is issued by the General Directorate of Land Registry and Cadastre, showing who owns the property. The tapu proves that the property owner has full rights to the property and can perform transactions such as selling, renting, and transferring it.
The tapu document includes the following information:
Name of the property owner(s)
Location of the property (province, district, neighborhood)
Parcel and block numbers in the land registry
Type of property (land, building, apartment, etc.)
Area
Land registry information
Registration date and transactions
The tapu is the most important document in real estate transactions and must be officially conducted at the land registry offices. During the transfer of the tapu, the identities of the buyer and seller are verified, and the tapu fees are paid to complete the transaction.
Do I need to reside in Turkey after purchasing a property?

What is the average deposit? Can I pay in installments? Normally, the reservation fee is around €3,000 (approximately). If you are buying an installment house during construction, you pay 30%. This will be accepted during the purchase.
What is the general purchasing process in Turkey? After paying the reservation fee, Alanya Eiendom will ensure the tapu checks. A contract will be arranged between the seller and buyer, providing information about the completion date, payment plan, and terms and conditions. Once this is signed by all parties, the down payment is made. If required by your conditions, you can sign a Power of Attorney to finalize all necessary paperwork.
What documents are required? Your passport, tax number, and an address proof from your home country, such as a utility bill issued within the last three months, translated into Turkish.
What happens next? Alanya Eiendom will conduct checks. Following this, you (or with your Power of Attorney) will transfer the title deed in front of the land registry officer, and you will be registered as the official owner of the property. The property tax is paid at this stage and annually afterward.
